Battle of the ‘hoods! Which neighborhood has the potential to become a rare collection?

Let’s get some data on Chicago neighborhoods and then we will rank 13 much-discussed neighborhoods in LA.

Limited Collections in Chicago:

Wicker Park (3958 properties)
Hyde Park (1888 properties)
Andersonville (1300 properties)
Ukranian Village (1630 properties)

Exclusive Collections:

Chinatown (776 properties)
Loop (603 properties)
Gold Coast (556 properties)

Astor St on the Gold Coast (Chicago)

Rare Collections

Greektown (34 properties)

The ultra-rare collections in Chicago were streets or themes.

Now to LA ‘hoods:

Venice — 8747 properties (Possible Standard Collection)
Studio City — over 6,600 properties (Either a Standard Collection or a special themed collection related to the film industry)
Hollywood — 5914 properties (Either a Standard Collection or Hollywood Blvd will be a Collection)
Koreatown — 4463 properties (Standard Collection)
Morningside Park (SoFi Stadium) — 4383 properties (Possible Standard Collection)
Downtown LA — 4069 properties (Either Standard Collection or only part of Downtown LA (Arts District or Financial District) will be a collection.
Bel Air — 2986 properties (Prediction: Limited Collection)
Toluca Lake — 1970 properties (Prediction: Possible Limited Collection)
Chinatown — 690 properties (Predication: Exclusive collection)
Century City — 690 properties (Predication: Possible exclusive collection)
Elysian Fields — 356 properties (Prediction: Chance of a rare collection)
Ladera Heights — 103 properties (Predication: Chance of a rare collection)
Sepulveda Basin — 142 properties (Predication: Chance of a rare collection)

Die Hard Tower in Century City (LA)

I made the prediction (Part 1) that Sunset Blvd is more likely to be a limited collection than an exclusive. Hollywood Blvd has about the same number of properties as LA’s Chinatown, so it would be a good candidate for an exclusive collection.

Based on the numbers alone, Ladera Heights is the closest to an ultra-rare, but LA is an iconic city with so many stories to tell. The Film Industry will have one or possibly two collections. Famous architects or architecture may provide another collection. Wall paintings might be a third. What do you think will be the ‘hood that becomes rare or ultra-rare?
